These are properties that are readily available to move -in and you can view the actual units.
what locations do you handle?
We are focusing in Central Visayas particularly in Cebu, Iloilo & Bacolod City but if you need a property in a different city or state, you may send us a message through the contact form.
what type of property do you handle?
We handle residential properties, particularly condominiums and lots but incase you have other inquiries such as Office, Commercial, Warehouses and etc, feel free to message us through the contact form.
CAN A FOREIGNER OWN A CONDOMINIUM OR LOT?
Condominium, foreigners can own given that the maximum foreign ownership for a condominium is 40% beyond 40% foreign ownership, foreigners can no longer purchase.
Lot, foreigners cannot own a lot unless married to a Filipino Citizen.
can i lease-out the property?
Yes, you can lease-out the property depending on the building administration lease term (short-term / long-term) and given the buyer complied all requirements. I can also handle it for you with a fee but only for long-term lease (1 year lease).
what are the payment terms to own a unit or lot?
We have 2 (two) options ; Cash or Easy to Own Terms.
what is easy to own?
For clients that are not readily to purchase a property through full cash payment. We can offer our lightest payment terms.
5% Downpayment ; 10% payable in 48 months, 7.5% Lumpsum in 3 months (12th month, 24th month & 36th month) & 77.5% Balance on the 49th month either Cash of Bank Financing.
We can send you an actual computation upon request.
what are the requiremnents?
Purchase Forms, 2 valid IDs, Reservation Fee, Post Dated Checks for all payments including Taxes & Fees.
when can i move in?
Once 5% Downpayment is cleared, Complete documents and checks for all payments including taxes and fees, signed contract to buy and sell or deed of absolute sale. Estimated within 45 to 60 days.
is parking included in the sale?
Parking Slots are being sold separately to new buyers and residents. Payment terms is either Cash or Easy to Own Terms.
